Free guide to Cyprus property

Buyers guideBuying property in Cyprus is very easy and the choices are almost endless. I've seen properties advertised from €25,000 for a small studio apartment to more than €4,000,000 for a luxury villa set in acres of land on the outskirts of Nicosia. You’ll have no problems finding something to buy and no difficulties finding someone eager & willing to sell it to you.

However, people often make expensive mistakes:

Many sell up after a year or two and return to the UK, while others move to somewhere else on the island more to their liking.

To avoid making the same mistake yourself, don’t rush into buying!

Your options when buying property

As well as deciding where you want to live in Cyprus, you need to decide what type of property you want:

  • If you're wanting something new, buying an off-plan property from a developer is very popular, particularly if you are not too concerned over its design.
  • If you want to take delivery of your new home as soon as possible, buying a resale property is the option you should consider.
  • If you want to live in a traditional village, you might think about buying an old village house in need of renovation and some tender loving care.
  • If you're buying a home and have strong thoughts & ideas about its design, and are prepared to put in the time & effort to get exactly what you want, then buying a custom property is the option you need to explore; but of course, you'll need to buy land on which to build it.

Each of these options has its own advantages and disadvantages. You'll find more about these, and some advice on how to avoid some of the pitfalls, by following the links on the right hand side of this page.

And I'll show you how to go about finding properties for sale in Cyprus and avoid the cowboy estate agents.

Whichever option you decide to take when buying, please be sure to read my 'Essential Legal Advice' section which applies to all of the options above.
